IS ADA COUNTY'S HOUSING MARKET SLOWING ITS RAPID PACE?
Last month the median sales price for homes across Ada County dropped slightly from the previous month and we saw inventory continue to increase. While homes across the valley are continuing to sell for near record highs, we aren't seeing the same month-over-month price jumps that we were back in the spring and summer months. SUMMARY:  If you group together both existing and newly constructed single-family homes and compare those numbers to the same month one year ago (detailed in the top infographic): inventory increased by a notable 158.5%, the median sales price increased by 30.2% (coming in at $533,950), and overall fewer homes sold (down 17.2%).

If you then examine just existing/resale homes (and remove all the newly constructed homes from the statistics): the median sales price increased by 30% (coming in at $520,000) & inventory increased by an incredible 313.5%.

And finally, if you look just at newly constructed homes; new homes are selling for a median sales price of $572,450 (a year-over-year increase of 30.7%), there are more of them available than there were one year ago (inventory is up by 61.9%), and overall fewer homes sold (down 37.5%).
