An Increase in Inventory Across Ada County Helps to Moderate Home Prices
According to our friends over at Boise Regional Realtors, an increase in the total inventory (and a slight decrease in sales of newly constructed homes) helped to moderate home prices between March and April. The median sales price of existing homes in Ada County last month landed at $308,450, which is an increase of 12.2% compared to one year ago (April 2018) - but is slightly down from the previous month (March 2019). For newly constructed homes, the median sales prices was $369,000 which is nearly even to what it was one year ago but down slightly (2.3%) from the previous month.

Overall, the median sales price (of both existing and newly constructed homes) averaged out at $331,990 (which is an increase of 12.5% from one year ago, and a slight decrease of 1% from the previous month).

Similar to previous months' reports, new construction sales are making up a larger and larger portion of the total market share in Ada County, which continues to have a significant impact on the overall median sales price. As Phil Mount, 2019 President of Boise Regional REALTORS® , explains "Since new homes generally sell for more than existing homes, this segment continues to have a greater impact on the overall median sales price". So while the share of newly constructed homes remained high (36.3% of all sales in April) it was slightly lower than the previous month, which helped moderate the overall median sales price for both new construction and existing homes.
