With more homes selling across the valley and overall inventory (of both newly constructed homes and pre-existing homes) low, the homeselling season has been boosted into the winter months. With demand continuing to outpace supply, the overall median sales price is $352,000 (up 9.5% from this time last year).

Summary:  Compared to the same month one year ago (October 2018), the median sales price for existing homes in Ada County increased by 13.2%, and total inventory decreased by 13.4%. Overall, homes are selling at a pretty consistent rate (up just 0.7% from one year ago) and they are remaining on the market for just a couple of days longer.

And for newly constructed homes, compared to one year ago, the median sales price increased by 6% and inventory decreased slightly (by 5.7%). Overall sales increased (by 11.9%), and these home are staying on the market for almost 2 months (which is a significant year-over-year increase of 31.1%).
