Across Ada County Home Buyers Enjoy Increased Options 
An increase in the inventory of newly constructed homes, coupled with a slight boost in the inventory of pre-existing homes gave buyers more options in September than any month this year, thereby extending the homebuying season into the fall. Despite this increased inventory, demand is still outpacing supply, which has helped to boost the overall median sales price to $349,994 (up 9.7% from this time last year but down 1.4% from last month).

Summary:  Compared to the same month one year ago (September 2018), the median sales price for existing homes in Ada County increased by 9.7%, and total inventory decreased slightly by 2.8%. Overall, slightly more homes are selling (by 5.4%) and they are remaining on the market for a longer period of time (34 days).

And for newly constructed homes, compared to one year ago, the median sales price increased by 6.7% and inventory remained pretty stable (a slight decrease of just 0.9%). Overall sales increased (by 9.1%), and these home are staying on the market for just under 2 months (which is a year-over-year increase of 12.8%).
